Doug Klein: Branch Manager/Senior Loan Advisor is pleased to announce our 2018 Real Estate Broker Educational Series. Our new class lineup has been designed so that classes can be provided as a special event OR incorporated into a training series. These new classes will help brokers better navigate current mortgage financing options while also ensuring they are more knowledgeable to help support each of their client’s and real estate transactions.

Classes can be scheduled with a team of educators across the Denver Metro and Northern Colorado areas.

In general the classes are free to attend, but any student who wishes to receive a Continuing Education Certificate will be charged a $10 fee.

All proceeds from fees earned in conjunction with these classes will be donated to the Boys and Girls Club of Colorado.

Underwriting Secrets to Close More Transactions—3 Hour Credit:

It is no secret that Underwriters play an important role in the decision process of a borrower. But have you ever wondered why some lenders can close certain loans? Or perhaps why documentation requirements are different from client to client? This 3-hour class will focus on teaching real estate brokers what the real guidelines are for approving a client on standard Conventional, FHA, or VA loans from the agencies (Fannie Mae, Freddie Mac, Ginnie Mae). Learn tricks and important features that can be incorporated into every day transactions to make sure you arrive to the closing table on time and with less headaches along the way. Plus it will review new programs that will allow you to broaden who you can help with buying their first OR moving up to their next home.

Financing Investment Properties: A Complete Review—2 Hour Credit:

Working with investors is a great way to grow your business. They typically are looking to acquire more than 1 property and also work and associate with other investors. But financing investment properties isn’t always easy. This 2-Hour CE class is designed to teach agents how to finance investment properties—both before and after the purchase. By knowing how banks and lenders view investment properties and the qualifications of the borrowers involved, agents will be better suited to help in these investment ac­quisitions. The class will review how investment income is calculated, when it can be used for qualifying on a loan, appraisal reviews, general asset and reserve requirements, and much more.

Let’s face it—there are a lot of First Time Homebuyers in the Denver market. But because of the competitive market we are in, how can we help these buyers get contracts accepted and closed? This 2-hour CE class will help you learn about the available First Time Homebuyer Programs (including Down Payment Assistance), the basic items needed for a buyer to be ready to purchase a home, and how we can work with credit and income challenges.

Low Down Payment Conventional Options—2 Hour Credit

Recently there have been far more conventional program changes than FHA or VA. And in many cases, these changes have resulted in conventional options providing more and better-suited opportunities for the low down payment or first time buyer. You will learn why conventional loan programs can be a cheaper alternative to government and down payment assistance loans, with less red tape for many buyers. This 2-hour CE class will walk you through the different financing options available for different loan types and units. A lot of new building in the Denver Metro area is moving further and further out of city limits. And as we move out of urban areas into rural space, we begin to have availability of USDA home financing. Most agents have never worked with clients who are using this type of loan, and knowing what makes it different is very important. USDA financing is 100% financing with income restrictions. A valuable tool in any real estate broker’s tool belt… but there is much more to know. This class will review all aspects of this loan that an agent will want to know in order to better serve their client. As more and more new homes keep moving out to these USDA Eligible areas, the chances of needing this information also goes up.
